Real estate industry needs to remain flexible as expectations shift, says PwC

first_img GTA home sales down 13% between April and May: TRREB Facebook LinkedIn Twitter “We’ve seen what used to be very distinct silos for office, industrial, retail, residential, and we see things kind of coming together,” said Warren, who is PwC’s director of real estate research. The report says mixed developments will become even more common and start to integrate more features such as dedicated short-term rental space and package receiving rooms.Overall, the industry is also shifting more towards real estate as a service as land costs and other barriers to building push some developers into more long-term holdings.Pauline Alimchandani, chief financial officer and executive vice president at Dream Unlimited Corp., said the developer is shifting what would have been condo developments to purpose-built rental apartment buildings in Toronto.“We’re seeing so many of our land positions, and our real estate, becoming irreplaceable because it’s so much harder to acquire new land, and because it’s so much harder to get the zoning and the approvals than it was before,” Alimchandani said during a panel discussion.Being a long-term land holder means Dream Unlimited is increasingly having to think about what consumers will want in 20 or 30 years and is already integrating co-living and affordable housing options into developments, she said.Co-living blends features of apartments, dorm rooms and hotels to offer residents the opportunity to have their own space within common living areas at a more affordable price.Andrea DelZotto, director and executive vice-president at the Tridel Group, said the push for co-living and other alternative models is a result of the high housing costs.“The concepts of co-living, fractional ownerships, and the subscription models, they all really speak to that large topic of affordability.”As developers look to accommodate consumer expectations, there is an amenity creep that is adding costs some won’t want to pay, she said.DelZotto also expressed concern about the cybersecurity risks of integrating more technology into buildings, pointing to a case in Finland where hackers took over building controls in the winter and demanded a ransom.“It’s adding a layer of vulnerability, but it’s also adding a layer of opportunity.”The 2020 trends report also found a rising unease in the industry because of high asset prices and rising costs for land and labour that could leave many in the industry holding back in the year ahead. Web tool simplifies train path request process

first_imgEUROPE: Hit Rail’s H20 Path Request tool has been verified by the European Union Agency for Railways as TSI-compliant, enabling operatiors to streamline their processes for handling path requests across Europe without needing to develop their own tools. The web app hosted in Hit Rail’s HEROS cloud platform allows a railway undertaking to carry out all the steps involved in requesting and obtaining paths from an infrastructure manager in an easy and user-friendly way, requiring only a web browser. It conforms to the latest version of the Telematic Applications for Freight and Passengers TSIs, with a four step process: the railway undertaking requests a specific train path, the infrastructure manager responds with a path offer or path not available, the undertaking responds to accept or reject the proposal, and the infrastructure manager replies with the confirmed path and a booking status indicating commitment to providing the path. Hit Rail said this process, is currently often implemented by phone or fax, because of the development costs and the need for special software, and different infrastructure managers have different rules. The tool is available in English, French, German and Czech, with the facility to add new languages as required. ‘Railway undertakings can now begin to use this tool to significantly ease the burden of managing complex interoperability issues, especially where trains are crossing borders’, said Hit Rail General Manager Antonio Lopez. ‘The ERA Compliance Report means that rail organisations can have full confidence that this easy-to-use application fully complies with the TSI standards.’last_img read more

DOJ to probe Echanis murder once identity confusion clears

first_imgMeanwhile, Malacañang urged critics to wait for the result of the investigation before blaming the government as behind Echanis murder. However, DOJ secretary Menardo Guevarra, said the probe would only start once confirmed if it was Echanis who was killed after the Quezon City Police District claimed that it was not the activists who was murdered. In a rally held at the Commission of Human Rights compound, protesters call for justice for the death of Echanis, a peace consultant of the National Democratic Front of the Philippines. MANILA – The Department of Justice (DOJ) ordered its task force on extrajudicial killings to investigate the murder of National Democratic Front of the Philippines peace consultant Randall “Randy” Echanis last Monday in Quezon City.center_img Echanis’ wife, Erlinda, however, positively identified the remains as that of the activist. Anakpawis Partylist, which Echanis headed, also confirmed his identity as they even posted a photo of the cadaver to prove it. Amid the confusion, the body of Echanis was forcibly taken by policemen from his family’s chosen funeral home on early Tuesday as the police claimed “a release order” has not been issued yet, and that the cadaver will be brought to Pink Petal Funeral Homes in La Loma under their custody. There was confusion on the identity of the person killed inside his home in Novaliches, Quezon City last Monday as the QCPD is claiming it was a certain “Manuel Santiago” who was killed based on the identification card found with the remains. “In view of the emerging confusion as to the identity of the subject, however, we shall await confirmation by the family of the deceased that the subject was indeed peasant leader Echanis,” Guevarra said.last_img read more

Guiao not unfamiliar with early struggles with new team

first_imgEDITORS’ PICK Yeng Guiao shakes hands with his former coaching staff at Rain or Shine. Photo by Tristan Tamayo/INQUIRER.netFor coach Yeng Guiao, there was no reason to be emotional when he faced off against his former team Rain or Shine on Friday in the 2016 PBA Philippine Cup.Guiao’s only concern was how to get over his current squad NLEX over the hump.ADVERTISEMENT Though he admitted it felt weird being on the other side, Guiao reiterated he has no axe to grind against the Raymond Yu and Terry Que-owned franchise, a team which he steered to two titles in his five-year stay.“I didn’t consider this as a grudge match or some sort of seeking or looking for revenge. I have no grudge against them,” he said. “We parted very amicably. We still remain friends with the management and the players, so there’s no reason for me to feel anything negative about them and I think it’s the other way for them that they don’t have any ill will towards me.”Sports Related Videospowered by AdSparcRead Next Rain or Shine fights back late, stuns Guiao-coached NLEX “It’s kind of frustrating but that happens. It’s really something you need to go through in developing a team.”As for Rain or Shine, Guiao said that whatever outbursts he had on the court will stay on the court and not affect the bond he forged with his former players.“Even if I engaged against them, I guess they’ll understand that I’m just being myself.
